Mumbai, June 15, 2025 – Bollywood's prominent father-son duo, Hrithik Roshan and Rakesh Roshan, have recently concluded significant real estate transactions in Mumbai's bustling Andheri West, collectively selling three residential properties for a total of ₹6.75 crore. Among these deals, a 240 sq ft apartment belonging to Hrithik Roshan fetched ₹80 lakh, highlighting the premium property values in the city.

According to property registration documents reviewed by various real estate platforms, the sales were registered in May 2025. The transactions involved apartments in two distinct buildings, Veejays Niwas CHS Limited and Raheja Classique, both located in the sought-after Andheri West area.

Rakesh Roshan's Sales:
One apartment measuring 1,025 sq ft in Veejays Niwas CHS Limited was sold for ₹3.75 crore. This property also included two parking spaces. The transaction, registered on May 25, incurred a stamp duty of ₹18.75 lakh and registration charges of ₹30,000.Another apartment, a 625 sq ft unit in Raheja Classique, was sold for ₹2.20 crore to three individuals: Jeevan Bhavanani, Shilpa Wadhwani, and Gaurav Wadhwani. This deal, registered on May 17, involved a stamp duty of ₹13.20 lakh and registration charges of ₹30,000.

Hrithik Roshan's Sale:

Hrithik Roshan sold a 240 sq ft apartment in the same Raheja Classique building to the same buyers who acquired his father's 625 sq ft unit. This compact apartment was sold for ₹80 lakh. The transaction, also registered on May 17, included a stamp duty payment of ₹4.80 lakh and registration charges of ₹30,000.
While the reasons behind these sales haven't been officially disclosed by the Roshans, industry experts suggest such transactions are common for high-net-worth individuals looking to optimize their real estate portfolios, possibly to fund new ventures or consolidate assets. It's noteworthy that Hrithik Roshan has also been in the news this year for other real estate dealings, including leasing out commercial office spaces in Mumbai and Pune.

Andheri West remains a prime real estate hub in Mumbai due to its excellent connectivity via road, rail, and metro, and its proximity to the Chhatrapati Shivaji Maharaj International Airport and major business districts like Bandra Kurla Complex (BKC) and SEEPZ. This strategic location continues to drive both commercial and residential demand, making it a lucrative market for property transactions.
